Terms of Business

PAYMENT

Once the holiday confirmation has been issued by the Property Owner ("Us" / "We") there is a contract between the Property Owner and the person sending the email booking request or making the telephone booking ("You"). Receipt of a deposit does not constitute acceptance of a booking. Bookings may be made over the telephone or by email. A booking where the deposit has been paid by cheque is not considered to be confirmed until it has cleared our bank. The balance is then due 10 weeks before the start date of the holiday. In the event of non-payment we reserve the right to cancel the holiday and no refund will be given. If a holiday is booked within 10 weeks of departure full payment must accompany the booking for it to be confirmed. No accommodation can be provided unless full payment is received by the due date.

OVERSEAS BOOKINGS

Payments from overseas are to be made in £ sterling (GBP) drawn on a UK bank, by wire transfer or to our Sterling Paypal account. Exchange commission and other administration charges are your responsibility.

CANCELLATION

If you have to cancel, please telephone us immediately and confirm in writing or by email within 4 days. Full payment for any balance owing will be due. We will, however, try to re-let the property and if successful we will refund to you the property rental fee paid less an administration charge of £40.00 for each week or part-week booked.

HOLIDAY PERIOD

Holiday weeks normally run from Saturday to Saturday. If, however, the holiday week commences on the Friday, the holiday will be charged at the next day's 'week-commencing' price. Similarly, any short breaks which overlap weekly price bands will be charged at the rate in which most days fall. In the event of an equal number of days falling in two different weeks, the higher rate will apply.

INTERNET SITE

Every reasonable effort has been taken to ensure that descriptions/photographs are accurate and all statements by us are made in the honest belief that they are accurate when entered. However, all distances are approximate and facilities may be altered or withdrawn. Occasionally improvements and alterations may made by us: when this happens we will try to place the new information on the internet as soon as possible. We will notify you of any major amendment or other details at the time of your booking or at the earliest possible opportunity.

SPECIAL REQUIREMENTS

Where you have special needs, such as a property suitable for the disabled or any other specific requirement, we will try to accommodate you. Such requirements must be specified at the time of booking. We cannot accept responsibility for special needs, unless written confirmation is given by them. If you suffer from allergic reactions please take note that, although the property may be advertised as not allowing pets, we cannot guarantee that pets have not recently been in the property and cannot be held liable in such circumstances.

ALTERNATIVE ACCOMMODATION

Very occasionally it may be necessary to make a material change to your holiday arrangements for reasons such as emergency repairs. In this event we will refund the full amount paid by you to us, but no other compensation would be payable. We will also try to identify alternative accommodation of a comparable standard and price. Should the only alternative property be of a higher price, you will be responsible for paying the difference. You have the right to decline or accept the alternative accommodation for whatever reason (e.g. price, unsuitability, etc). Our liability is limited by and cannot exceed the amount paid to us by you.

CHANGING A BOOKING

If you wish to change the dates of your holiday once the confirmation has been issued it can only be done with the agreement of the property owner and an administration charge of £40 will be due. Confirmation in writing and your payment must be received by us before a revised booking confirmation can be issued.

PROPERTY

We are to be allowed access to the cottage at any reasonable time during occupancy. The accommodation and its use are also subject to local, national and international law. We shall not be responsible for the death or personal injury to a holiday maker, or loss, damage or accident to personal property unless this results from proven negligence.

COMPLAINTS PROCEDURE

We will do everything possible to give you a high standard of accommodation. However, very occasionally, things can go wrong. If there is a problem please try to resolve it by immediately contacting us. Confirmation in writing of any unsolved problems should follow.

YOUR RESPONSIBILITIES AS THE HOLIDAY MAKER

The number of persons using the property is not to exceed the maximum number stated on the internet site, unless permission has been given in writing by us, otherwise we will have the right to refuse entry and no refund will be due. You are responsible for leaving the property clean and tidy, and for any damages, breakages or loss. We reserve the right to charge for any extra cleaning or damaged or lost items. Where you abuse the property, we reserve the right to terminate the holiday and no refund will be due. Abuse includes smoking at the property, which is not allowed under any circumstances due to fire risk. If you have particular requirements, it is your responsibility to satisfy yourself that a property is suitable before booking (see 'Special Requirements'). In particular, if any special equipment or facility is offered at the property/site, then such equipment or facility is used entirely at your own risk. Furthermore, it is entirely your responsibility to ensure that children are adequately supervised at all times when using such equipment or facility.

PETS

Pets are not normally allowed at this property. However, in the event that pets are brought to the proporty, you are liable for all damage caused by pets. They are not allowed in the bedroom or on furniture and are not to be left in the property unattended at any time. You are asked to remove all traces of pets occupation before leaving. We reserve the right to charge for any cleaning, inside or out, made necessary by pets. If you take a pet to the property without persmission that is confirmed in writing, then we can refuse you entry and no refund wil be due.

PRIVACY

Personal information sent to us by you is not disclosed to any other person or organisation. When you view our web site we do use your computer IP address and web browser details to help us maintain our web site.
